1. About this website

This website is operated by Payne Land Management, owned by Austin Payne. Using it means accepting the terms below.

2. Services described

This site describes seven services: mowing, mulching, sod, trimming, minor tree work, pressure washing and gutter cleaning. Nothing else is offered or implied.

Sod and trimming are described in general terms on purpose. The scope of any sod or trimming job is confirmed directly with Payne Land Management against the specific property, and the examples given on those pages are discussion points rather than a fixed list of capabilities.

3. What is not offered

Minor tree work means small-scale work on manageable trees. Payne Land Management does not offer, and this website does not advertise, large tree removal, hazardous or dangerous tree removal, crane work, stump grinding, emergency storm response or arborist services.

Nothing on this site should be read as a claim of free estimates, same-day service, emergency availability, guaranteed results, licensing, insurance, certification, years of experience or awards. No such claim is made because none has been confirmed.

4. Quotes and enquiries

Submitting the contact form or the quote request form sends an enquiry. It does not create a contract, does not book a date and does not oblige Payne Land Management to take on the work.

A form submission is only successful when the page tells you it has been sent. If delivery fails you will be shown an error and given the phone number and email address instead. You will never be shown a success message for a message that was not delivered.

5. Pricing and scheduling

No prices are published on this website. Pricing, scheduling and availability are confirmed directly by Payne Land Management after the work has been described. No payment is taken through this website.

6. Images on this site

Photographs used on this website illustrate the services described and remain subject to the licences of their providers. Every image source is listed in the ASSET-SOURCES.md file included with the website project.

7. Testimonials and ratings

This website displays no testimonials, star ratings, review counts or customer statistics. None is shown because none has been supplied, and inventing them would be dishonest. A testimonial section exists in the code and stays hidden until genuine reviews are added.

8. Intellectual property

The Payne Land Management name and logo belong to the business. The website design and code were produced for Payne Land Management. Stock photographs remain subject to their own licences, recorded in ASSET-SOURCES.md.

9. Liability

The information on this site is provided in good faith and kept deliberately conservative. It is general information about services, not advice about your specific property, and it does not replace a conversation with Austin Payne about what your job actually needs.
